Welcome back! I have some great news regarding the foreclosure rate; Corelogic has reported that the foreclosure rate is down 33% over the same time last year. This means the market is stabilizing and the foreclosures aren’t as dominant as in years past.

Aside from the declining foreclosure rate, fall is also a great time to be selling. The common misconception is that fall is that everything winds down. What really happens is when most people are thinking about taking their house off the market and waiting until next spring when everything is hectic and there’s more people competing against each other, most of the players have walked off the field and you have less competition for your house.

Realize that there are people transferring in from other cities and there are people that have recently sold their house so these months are prime for selling your house.

If you’re thinking about getting your home sold, should you work on updating your curb appeal?

Well, 47% of sellers enhanced their curb appeal, among those who did spent between $150-1500 and started up to five weeks in advance.

The sellers that enhanced their curb appeal received their first offer six days faster, sold the house seven days faster and received 1.2% more than their asking price compared to people that didn’t invest in curb appeal.

The average-days-on-market is down by 27.9 percent from last year. The median list price is up 10.7 percent from twelve months ago.

The median sales price is up 15.1 percent and the average sales price is up as well, by 12.7 percent.
